Booking Terms

RENTAL CONDITIONS
Bookings with a two-night minimum and any day check-in, except during the months of July and August, when there is a seven-night minimum and compulsory Friday check-in.

RESERVATIONS & DEPOSIT
If a booking is arranged 30 days or less in advance of stay, full payment will be required at time of booking. If a booking is arranged more than 30 days in advance of stay, a 25% deposit will be required at time of booking and the balance plus security deposit will be taken 30 days prior to occupancy.
Payment accepted in Canadian funds by the following methods: Visa; MasterCard; American Express; money order or cashier's cheque; personal cheque; wire transfer; or online payment.

PROPERTY PRICES & FLUCTUATIONS
All prices are quoted in Canadian Dollars (CAD). We reserve the right to alter the price of any property and forward an amended invoice. All price increases will normally be notified 80 days prior to departure.

CANCELLATION & REFUNDS
The initial deposit is non-refundable. At 30 days prior to departure all monies paid are non-refundable. Insurable risks may be covered by trip cancellation and interruption insurance (if purchased).
The Company may cancel bookings if we are forced to do so by unforseeable circumstances, e.g. property damage.
If the Company cancels the Client's reservation, the Company will endeavour to find an alternative property. If this is not acceptable to the Client, all monies paid by the Client will be refunded in full and will constitute full settlement. The Company will not be responsible for any expenses that may have incurred as a result of the Client's reservation.

CANCELLATION INSURANCE
Trip cancellation and interruption insurance (TCI) is recommended. TCI must be purchased at the time of booking and is non-refundable. The Company will not be responsible for costs related in catch-up or interruption.

NUMBER OF PERSONS
All prices quoted are based upon four (4) person occupancy; every additional person will be charged CAD10.00/night. Children under five years of age will not be charged.
Only those clients who are registered with the Company may use the property. The number of persons must not exceed the number of sleeping places, except in the case of infants. The substitution of a person during the letting period is forbidden unless previously agreed with the Company.

PROPERTY MAINTENANCE
The property will be handed over clean, tidy and in good condition. Maid service is not provided during the rental period.

SECURITY DEPOSIT
A $70 security deposit is required for every night of the stay (up to $490) and will be automatically refunded after the stay (within two-weeks of check-out) provided there is no breakage, damage, or missing items. The Client will be held responsible for any damage occurred during the rental period beyond normal wear and tear.If the Client cancels anytime, the deposit is not refunded; the remainder of the payment will be refunded if the unit is re-rented.

ADDITIONAL FEES
Additional charges for pets, cancellation insurance, etc. will be added to the Client's invoice if applicable.

ARRIVAL AND DEPARTURE
Check-in time is after 4:00 PM on the scheduled day. Earlier check-in times may be arranged, if possible, but advanced notice is required. Check-out time is before 11:00 AM. The Client is responsible to leave the property tidy at the end of their stay.

PETS
Small pets are permitted providing the pet is on an anti-flea programme for at least two weeks prior to arrival; all pets must be approved by the Company before arrival. A fee of CAD50.00 per pet will be charged. The Client is responsible for cleaning up after his/her pets inside and outside of the property.

SMOKING
No smoking is permitted inside the property whatsoever. All outdoor smoking areas must be properly cleaned upon departure.

CLIENT INFORMATION
The Client will be responsible from providing correct information regarding personal details (name, address, emergency contact) and flight information, if applicable. The Company will not be responsible for incurred costs which have occurred due to incorrect, incomplete or inaccurate information.

DOCUMENTATION
Under normal circumstances, the Client will receive all documentation two weeks prior to arrival at the property.

GOODS & SERVICES TAX
All rates are subject to a 5% Canadian Goods and Services Tax (GST). Non-Canadian residents may claim a GST refund from the Canada Revenue Agency.

LAW & JURISDICTION
The laws of British Columbia and Canada will apply.

WATER ACTIVITIES
All water activities are taken at guests' own risk. The Company recommends Water Safety Devices to be used whenever water activities are undertaken.

LEGAL RELEASE & ASSUMPTION OF RISK
In consideration of, and in partial payment of, the right to participate in this rental, the Client will assume all risk above the hazards and hereby release and discharge the Company from all actions, claims or demands resulting from the Client's willingness to rent the property. The Client has been made aware that this is a release of liability and a contract between the Company and the Client has signed this release by free will. This agreement shall serve as a release for the Client, the Client's heirs, administrators, executors and family members including any minors who are accompanying the Client.
